Hi neighbors,
We’re into the thick of summer now — too hot to do much before evening, and the tomatoes are finally worth eating. This is also the stretch when I hear from people wondering whether this is the year they move, and whether there’s still time to pull it off before school starts. If you’ve been on the fence, going back and forth on it, hit reply and tell me where you’re at — I’ll help you work out the timing.
What it means for you: There are more homes to choose from than a year ago — 5,551, up 7% — but at 2.2 months of supply, an average of 25 days to sell, and sellers still getting 98.5% of their original asking price, the good ones go quickly. Buyers finally have room to compare without panicking, and sellers who price it right are still getting close to full ask.
With inventory up 7% over last year, some homes listed in the spring rush are still sitting. Those sellers are often the most flexible ones in the market right now — on price, on closing costs, on repairs. Ask me to pull the list of homes that have been active 30 days in your target neighborhoods; that’s where the negotiating room is hiding.
Families who want to be settled before Central Ohio schools start in mid-August are shopping right now, and they move decisively. Well-priced homes that show nicely were averaging under a month on market this June, so listing in the next couple of weeks can still land you inside that window. Miss it and the buyer pool tends to thin until fall.

One of my favorite Columbus traditions is back downtown along the riverfront this month, and it’s completely free. Three days of live jazz across several stages, pitmasters from all over the country, and a new brass band stage doing New Orleans-style music. Go hungry, bring a blanket, and park once — the whole thing spreads across West Bank and Bicentennial Park, so it’s an easy walk between stages.
Give your AC a fighting chance in this heat: swap the furnace filter if it’s been more than 90 days, then go outside and gently hose off the condenser unit’s fins from the inside out. A summer’s worth of cottonwood, grass clippings, and dust chokes airflow — and a clogged unit runs longer, costs more, and wears out sooner. Five minutes, no tools.
