Can you believe we’re already trading pool days for back-to-school mornings? Late August in Central Ohio always feels like a fresh start to me — new routines, cooler evenings on the porch, and that first hint of fall in the air. Whether a move is on your horizon this year or you’re simply enjoying the season right where you are, I’m always here if you ever want to talk it through.
What it means for you: Central Ohio stayed a seller’s market in July — but with the most breathing room in years. Inventory hit its highest July level in over a decade (6,193 homes, up nearly 10% from last year), yet with just a 2.4-month supply and prices still climbing, well-priced homes keep moving. For buyers that means more choice; for sellers, steady demand when you price it right.

With 30-year rates hovering around 6.5%, get fully pre-approved before you shop so you can move fast on the right one. The best homes still go quickly, but you’re no longer racing the whole city for every listing.
With more homes competing for buyers than we’ve seen in years, sharp pricing out of the gate matters more than ever — overprice now and you’ll sit while fresh listings pass you by. Lean into late-summer curb appeal: tidy landscaping, clean windows, and a welcoming entry photograph beautifully. Homes priced right are still selling quickly and close to ask.

One of my favorite late-summer traditions is back: the Creekside Hops & Vines Festival takes over Creekside Plaza in downtown Gahanna on Saturday, August 29. Sample local craft beer, wine, and spirits alongside bites from area restaurants and live music, all while supporting the Gahanna Parks & Recreation Foundation — this year’s proceeds help build a brand-new playground at Friendship Park. It’s the perfect excuse to soak up the last of summer with neighbors.
Before the weather turns, spend ten minutes clearing out your gutters and aiming downspouts away from the foundation. It’s the cheapest insurance there is against a wet basement once the fall rains roll in.
